End of Tenancy Cleaning – Part 2

Some months ago I wrote a blog about end of tenancy cleaning which generated a lot of interest. The link to that article is at the bottom of this post.

We have found that providing we give our own patent “End of Tenancy Cleaning” list to our tenants and make sure that they, in turn, give it to the company they have hired to do the end of tenancy cleaning, things tend to work out OK.

In fact, we have increasingly found that our tenants often ask us to come round in the last hour of the clean so we can point out anything the cleaner may have missed – in other words, checking that we are happy. Only then does our tenant pay the cleaning company’s bill. (Some firms offer to come back again, if the tenant’s landlord is not happy, but I think it is best to be there on the spot, on the day, if that is at all possible, so that the cleaning firm can rectify anything they may have missed, right there and then. This saves us having to come back another day).  

A lot of end of tenancy cleaners these days will also include professional steam cleaning of the carpets as part of their package, which is useful too – and saves on having to hire someone else in.

End of Tenancy Clean and Windows

 However, most will not clean the outside of the windows, even if they are easily accessible from inside – as you can get with “tilt and turn” windows. I guess this must be an insurance / ‘elf n safety issue? So we often have to do this ourselves or get a window cleaner in, in which case we can make a deduction from the tenant’s deposit.  

But if everything else is left in a great condition, I generally will let the tenants off and make no deduction. A lot will depend on how the relationship has been. If the tenant has always been decent and accommodating, I never make end of tenancy deductions from the deposit for little things. There is no point in sweating the small stuff!
