Look at Cheap Coastal Towns says LettingFocus and David Lawrenson
Right now, there are ten seaside towns where house prices are at a discount of more than £50,000 to the average house price in their region -and all ten are on the East coast.
The discount is the highest in Margate where according to the Halifax the average house price (in 2006) of £144,300 is at a discount of an incredible £86,361 to the average house price in the South East.
Okay, the South East is an expensive region and Margate does still have some way to go to recapture past glories, especially since the local authority thought it would be a smart move to site a huge out of town shopping centre just outside the town, thus ensuring the heart was ripped out from Margate and setting back progress about 5 years.
(Why can the planners not see that these kind of developments destroy as many jobs as they create, lead to loads more traffic and kill off local communities. (Another area that has suffered the same fate is West Cardiff, parts of the Vale of Glamorgan and Barry which have been partly nobbled by the Culverhouse Cross development and traffic nightmare near Wenvoe))
All the seaside towns that are at the biggest discounts to their regions are all in Kent, Essex and Sussex.
I think this will change in time due to two key drivers.
1. The growth of second homes - “Creative types” who can work form anywhere – they have moved to attractive rural and seaside locations for a better quality of life.
2. Regeneration of some seaside towns / improved transport links in others
As those wealthy enough continue to roll out their wealth to second homes in attractive seaside towns -as they have already done in South Devon – attractive south eastern coastal towns will see good capital gains.

We pride ourselves on giving independent unbiased buy to let advice on either a one to one mentoring / coaching basis or through our occasional group seminars.
Unfortunately, in the UK today, property advice in the UK is still largely unregulated and what counts as “good advice” is too often more about making the promoter money than giving useful information to the investor.
With no links to property firms, developers or bridging loan providers we can advise on where and what type of property to buy for investment and when to buy it. We also show you how to manage tenants properly.
