Avoiding house sharing if i can

Why I would always opt for a couple who are in a relationship over two sharers for my property lets.

When it comes to who I let to, give me a couple who are in a relationship over sharers any day.

The majority of the properties we let are 2-bedroom houses, with gardens.

These have always produced the best returns and are in strong demand from tenants, so they let fast, meaning I do not have to work too hard, which suits me rather well, as I did not leave a life of wage slavery 20-odd years ago to have to work hard when I ended up working for myself.

I still do the tenant-find work myself and rather enjoy it, just as long as there are not too many tenants leaving and too much of this sort of work to do. (The Plandemic let to a lot of tenant turnover, but thank God, things have calmed down a bit now).

When we put our adverts up online, we usually include something like , “Will suit a couple or a small family” for the deliberate reason that we would rather have two people renting who are in a relationship than two people who are not.

There are two reasons for this:

  1. Nine times out of ten, a couple who are in a relationship tend to look after their homes better than two sharers will.
  2. They tend to stay longer.

I have one particular 2-bedroom property though that does not come with a garden. It is also fairly close to the centre of London, being only a mile from Tower Bridge.

For both these reasons, it always tends to attract two houses sharers rather than my preferred “couple-in-a-relationship”.

So, what to do?

When the advert goes in, the enquiries flood in. Many are very good.

But I could wait ages for a couple who are in a relationship to enquire – and even then they may well come to a viewing and turn their noses up at it.

Plus, how can I know that the men and women who turn up for a viewing who say that they are married/in a relationship really are?

Many will know that some of us landlords prefer couples in a relationship over sharers and will just lie. And the clue is in the letting advert too.

So, there is not much one can really do about this anyway.

But I am still happier when I get an enquiry from a couple in a relationship.
